Portfolio Loans

We have expanded our suite of ARM products with the introduction of a 10/6m Fully Amortizing and Interest-Only Adjustable Rate Mortgage effective November 5th, 2021.  Fremont Bank remains committed to offering broader financing options for our broker partners.  Below are the features of our 5/6m, 7/6m, and 10/6m Adjustable Rate Mortgage.  Please note the 2 differences between the products below.

5/6m and 7/6m Portfolio ARMs

  • Interest-Only option available*
  • Primary to $2,500,000
  • Second Home to $2,500,000
  • Investment to $1,500,000
  • Alternative Income qualifying
  • Asset Depletion Income for qualifying
  • Non Occupant Co Borrower(s) OK
  • Cash out in excess of $500,000 considered
  • Non Warrantable condos considered
  • Over 10 financed properties considered

7/6m and 10/6m Differences

  • 7/6m & 10/6m Adjustable Rate Mortgages qualify at the greater of fully indexed rate or Note rate which allows for greater qualifying flexibility
    • 5/6m Adjustable Rate Mortgages qualify at the greater of 2% over the start rate or fully indexed rate
  • Loan amounts over $2,500,000 on a Primary and $1,000,000 on a Second Home require Prior Approval to Process (Contact your AE for details)

*Interest-Only option available to qualified borrowers at an additional 0.125% rate. Ensure that consumers have sufficient information to clearly understand loan terms and associated risks prior to making a product choice.
